This site exists to help people buying land or property in Kenya avoid the single most common and costly mistake: skipping or rushing title verification.

Who I am

I’m Paul, the person behind Land & Title Verification Hub. I’m not a lawyer or a licensed land surveyor — I built this after researching Kenya’s land verification process in depth so buyers don’t have to start from zero.

I got interested in this because land fraud in Kenya is common, expensive, and largely preventable once a buyer knows exactly what to check and in what order. Most of the information that protects buyers already exists, spread across Ardhisasa, county land registries, the Land Registration Act, and scattered advice from lawyers and surveyors — but it isn’t collected anywhere in one place, in plain language. That’s what this site tries to do.

How this site is put together

Every guide on this site is researched from primary sources: Ardhisasa’s official platform and documentation, the relevant Kenyan land laws and regulations, and publicly available guidance from Kenya’s Ministry of Lands and county land registries. Where a process or fee is likely to change, this is noted, along with the date each page was last verified.

This site is not a substitute for independent legal advice. For any actual land purchase, engaging a licensed Kenyan advocate to handle the sale agreement, escrow of funds, and an independent review of the title alongside your own checks is strongly recommended.
